We do require a cosigner for each applicant unless the applicant earns three times the monthly rent in income and has good rental history

We do allow subletting, but you will be responsible for finding your own subletter. Once you find someone they will need to fill out an application, and prove income is three times the amount of rent in gross monthly income or get a cosigner. Based on the property they may also be subject to a criminal background history check and a landlord reference check. The fee for subletting is $100.00

Unfortunately, we do not allow semester or academic leases. However, you may find a subletter for the time when you will not be living in the apartment (see above for subletting information).
